Our marketing duties to our seller clients include:

When we reach an agreement to list your property. The process would be as follows:

  1. We preview the property
  2. Agree on the best way to continue our ongoing dialogue in a way that fits your lifestyle, i.e. via email, telephone, etc.
  3. Run comparable figures for active and sold properties in the area (Similar properties) to determine a price range in which we can successfully sell your home (Comparative market analysis)
  4. Make suggestions as to things you can do the make the property show better
  5. Review all documents, including contracts, disclosures, disclaimers and inspection reports. In some instances, I may refer you to a real estate attorney for further clarification.
  6. Provide you with relocation and mortgage assistance if appropriate through our affiliated lender and our referral network.
  7. Offer reliable advice and useful information to help you make informed decisions along the way.
  8. Handle the details that lead your transaction to a smooth, successful close.
  9. Explain how the commission is paid and distributed.
  10. Arrange for the other TURNQUIST PARTNERS REALTORS, INC. agents to preview the property. This will allow us to get some feedback from the other agents on the property condition and price (compared to other properties they may have recently sold, listed or previewed)

Some additional duties of your listing broker include:

  • Representing your best interests to any and all parties
  • Pre qualifying any prospective buyers who may have an interest in purchasing your home
  • To make sure that all of our sales/marketing activity meets the Texas Real-estate Commission rules and regulations.

There may be a few additional things we would suggest you do before we put the house on the market. Depending on the condition of the house we may suggest painting, maintenance work that may need to be done, landscaping suggestions to increase curb side appeal Etc.

Why have these things done?

First impressions count. Before inviting buyers into your property, you'll want to be sure you've done everything to make it as attractive as possible.
 
Advise you as to how to present your property. This may include recommendations for cosmetic changes such as painting, clearing the yard, and arranging the best way to "stage" your property for a visit from potential buyers.

Advise you as to whether to obtain a professional inspection prior to placing your property on the market. An inspection generally presents a clear picture of the physical condition of the property and allows us to anticipate issues that may arise during the transaction. (This is not intended to preclude buyers from obtaining their own inspection.)

Advise you as to whether to purchase a one-year property protection warranty for the buyer of your property.
